February 24, 2022 - The homeowner passed away

October 11, 2022 - Probate was opened

March 3, 2023 - Estate administrator received Letters of Office and
began working on the selling the property. At one point they received an offer which eventually fell through.

May 28, 2024 - Probate attorney reaches out to me notifying me that her client would like a site-unseen offer on a Melrose Park 2 Unit

May 29, 2024 - We provide a site unseen signed offer/contract for the property

June 12, 2024 - The Estate Administrator countersigns the contract

Jun 20, 2024 - We are finally provided the keys and able to inspect the property

June 22, 2024 - We provide a revised offer which is accepted.

August 2, 2024 - The Estate Administrator's attorney notifies us that closing will be delayed because the Estate has not handled the "Seller Responsibilities" required by the Village of Melrose Park.
    - New water meter installation
    - New survey
    - paying numerous Village fees

August 2024 - We proceed to handle all of the Seller's responsibilities on their behalf as the seller resides out of state including advancing over $ 2,000 to pay Village fees to be reimbursed at closing.

September 11, 2024 - We close and take title on the property
